How does Lefier calculate your rent?

Every year on the 1st of july Lefier determines the rent according to the rental regulation for students.

First, the total amount of points for your room/livingspace will be looked at, this goes through a nationwide system: woningwaarderingsstelsel (WWS). Many aspects are taken into account, including the WOZ-value, the square meters and the energylabel. From this point total a price will be determined, this is the maximum rent that can be asked for your room. Would you like to know the point-total for your livingspace/room? After determining de maximum rent there will be 2 discounts applied. The 1st is on the basis on the location of your livingspace/room:

  • In the centre of Groningen: 0% 
  • Inside the ring of Groningen, but not in the centre: - 5% 
  • Outside the ring of Groningen: - 10% 

The second discount is on the basis of how many people you share your bahtroom and kitchen:

  • With maximum of 5 fellow residents: 0% 
  • With 6 up to and including 8 fellow residents: -10% 
  • With 9 or more fellow residents: -15%

Do you live in a complex with independent as well as dependent rooms? Or do you live in the complex 'Hete Kolen'? Then the rent is never higher than €432.51 (determined in 2020). This is the agreed upon rental price in student complexes to keep the rent affordable. Do you live in a complex with only independent rooms? Then the rent can be higher.
